Workplace Services (WPS) is responsible for building and maintaining all of Two Sigma’s offices globally and providing services within them to our employees. This position sits in the Finance & Strategy area within WPS which is primarily tasked with managing all operating and capital budgets for WPS as well as helping support the evolution of our workplace strategy. Finance & Strategy also supports WPS with office leasing, campus planning / stacking, RFPs for vendor services and other special projects.
The role will take primary ownership of the cost management function on capital improvements and has the opportunity to project manage some capital improvements. The role will also branch out in other areas within Finance & Strategy.
You will take on the following responsibilities:
Lead the day to day cost management function for all capital projects globally. The scope includes estimating, liaising with our Procurement team, change order management, invoice management, cash flow forecasting, accounting, project closeout, reporting etc.
Opportunity to project manage some capital improvements from the initial planning through to migration
Document and further develop all of our processes and policies across our capital projects
Partner with 3rd party cost and project management firms and other vendors across all of Workplace Services to ensure transparency across all of our spend
Develop a new chart of accounts for Capital Projects and Facilities Management to simplify how we track and report on expenses
Develop a universal vendor KPI scorecard to be used for all Real Estate and Service vendors within Workplace Services
Opportunity to work on special projects as it relates to gathering data and creating a better understanding of how our workplace is used both form a real estate and services point of view. Projects may include studying sensors and other workplace technology as well as administering workplace surveys
Assess, manage and report on risk as it relates to all functions in WPS
Explore and recommend ways to reduce our carbon footprint across Workplace Services
You should possess the following qualifications:
5-10 years of related experience
Experience in a cost management and project management role on multiple commercial office fit-outs
A degree in finance or engineering is preferred
Strong communicator who can escalate issues and recommend solutions
Exceptional organizational and interpersonal skills with the ability to manage multiple competing priorities
Execution mindset: strong work ethic, self-starter and quick-study mentality; passion to work in a results-oriented environment
Process-driven: someone who thinks methodically, with due care and discipline to drive significant impact
Proven success building collaborative working relationships with broad and diverse stakeholder groups
